When we talk about multiple use or interim use, we are usually talking about the use of rooms and spaces. On the one hand, this can be real estate with office space, meeting rooms and visitors' rooms, sports and swimming halls or workshops, but on the other hand also outdoor areas such as football pitches, basketball courts or skate parks. The following article shows what multiple use and interim use are all about.

Multiple use - one after the other and side by side

With multiple use, you must distinguish between two types of use: One runs consecutively, the other side by side.

If, for example, a meeting room in an office building is made available by the hour for free or for a fee, the users of the room come and go one after the other. They therefore alternate in time and develop virtually no contact. The same applies to sports areas in halls and squares.

You are familiar with multiple uses taking place side by side from coworking and desk-sharing projects, where freelancers and mini-companies share office space or craftsmen share workshops in order to save on operating costs. This incidentally creates a culture of sharing information, knowledge and experience that can be valuable for all involved.

The interim use

Temporary use is always limited in time. The temporary vacancy of office floors or shops that are re-let after a few months allows for coworking and desk-sharing projects, but any user of such an opportunity must be aware of the limited time period.

Other possibilities for interim use are offered by gaps between buildings and undeveloped plots of land. Small sports facilities such as volleyball or basketball courts can be installed there until construction work begins. Or, if the season is suitable, the areas can be given over to urban gardening initiatives so that they can grow vegetables, herbs, flowers and other plants there.

Interim use can also be interesting for start-ups, for creative people, for those working in art and culture, for social initiatives and numerous other projects. Empty factory halls, workshops or lofts come into question here, as do entire ground floors or complete buildings with a suitable structure for the respective project.

The organisation of multiple use and interim use

People need sufficient space and opportunity for their activities even in times of increasingly scarce space. Intermediate and multiple use can help to provide additional space and rooms in response to concrete demands - including adaptation to individual needs.

All this requires a high degree of organisation. After all, the goal of these types of use is to make many more interested people aware of the potential that communal spaces in particular offer for various activities. In order to achieve this goal, providers of multiple-use and intermediate-use properties have to mediate and communicate their offer and coordinate the subsequent users.

Intelligent software supports the organisation

Digitalisation makes it possible to manage all users of your property and their needs in an uncomplicated way. With suitable software, you create transparency for all parties involved in a first step by providing an occupancy calendar with an integrated booking system. You enable access via digital locking systems in a protected environment. Via a financial interface, fees and other monies can be settled automatically.

In the day-to-day business, you easily manage the available rooms and time resources and can define specific rates for individual customer requests if necessary. You can also book clients yourself online via your system instead of going the route of several emails or phone calls. Overlaps or scheduling conflicts are made virtually impossible by the software.

Conclusion: Automation via software minimises effort

In medium-sized and large cities, and especially in conurbations, the amount of data generated by multiple or intermediate land use can be very large. However, this should not deter people from actually taking advantage of such utilisation opportunities.

With Locaboo you get all the important components and a high degree of automation. This makes management a breeze.
